  • Are real estate agencies in Nigeria actually losing leads on WhatsApp?

Yes, and the numbers are significant. When a buyer sends a WhatsApp inquiry, they typically message two or three agencies at the same time. The first agency to send a helpful, intelligent reply usually gets the viewing. Agencies that reply hours later are competing for interest that has already cooled. Most agencies lose between 30 and 50 percent of their potential leads simply by being too slow.

  • What happens when a buyer does not get a quick reply?

They move on. Nigerian property buyers, especially those responding to paid ads, are active in that moment. They want information now. If they do not hear back within an hour, many have already had a full conversation with a competitor who responded faster. They do not wait. They do not follow up. They simply choose whoever showed up first.

  • Does it matter how fast I reply if my properties are better than competitors?

Yes, it does. A buyer who never hears back from you never gets to see how good your properties are. Speed is the first filter. If you do not clear that bar, your listings become irrelevant. In a market where buyers are choosing between multiple agencies with similar inventory, response time is often the deciding factor.

  • What about evenings and weekends when my team is not working?

A significant portion of property inquiries come after 6pm and on weekends. This is when buyers respond to property ads on social media and decide to reach out. Most agencies have no coverage during these times, which means a large percentage of their advertising spend converts to inquiries that never get answered. The 24/7 team member handles all of them.

Still deciding?

The honest way to judge it is to watch it handle a buyer. The demo takes a minute and asks nothing of you.
